Occupied Homes – as a professional home stager, Karen really enjoys working with home owners
helping them re-design their own furniture and accessories to best present the home for sale. This type of home staging is the
least expensive method of home staging and provides the best opportunity for a quicker sale.
As a professional home stager, Karen always educates her clientele regarding the process. "Home staging
is not decorating and has nothing to do with personal taste or the convenience of day to day living. Home staging has everything
to do with marketing features of the home to attract potential buyers. Home staging is a tool to help the Realtor® and the
home seller advertise the home in a way that produces interested buyers from the internet and to increase the number of
agent showings."
Below are some samples of Karen's recent home staging before and after photo examples.

Working with this Atlanta area home owner's furnishings; but changing out the accessories;
transformed this Peachtree City home into a visual that will appeal to today's home buyers. The home was already
de-cluttered, neat, had great memorabilia and many personal collections of interest including some intriguing antiques. The home
showing problem that occurs in this scenario when selling, is that the home becomes very personal in appearance and difficult
for the average home buyer to visualize the home without the collections.

This before picture is a great example of how we live in our home and in our world of convenience.
As you can see in this after picture the presentation for selling has tremendously improved. Home staging is not always
convenient to everyday living; but a good home stager will strive to work convenience in for the home seller as well as
excellent presentation for the home buyer.

Fresh flowers are a nice touch; but large bouquets can crowd a small space. When it is time for an
open house have your foyer "open" as that will be the first indoor impression made by the potential buyer. It's like the saying
goes, "Less is more!"

When your home has a showing, make sure all the rooms, especially the Great Room, has a
clear path that invites the prospective home buyer to wander through. This can be tricky; how to best arrange
your furnishing. It definitely takes some know-how. A professional, experienced, home stager will know how to
work out the presentation and angles to create the invitation and help the room appear larger.

Bedrooms need to create an atmosphere of warmth and relaxation. While on the market keep the
beds made and keep the bedrooms tidy. A quality home stager will help you with warm color selections and help you prioritize
what items to pack up in advance.
