A simply put testimony regarding Real Estate Home Staging Result...
Hi Karen, Just wanted to give you some updates. Our house is SOLD. In this tough housing market, I thought it would take a while, but putting the
house at the right price and MORE IMPORTANTLY your keen sense of STAGING allowed for the house to be sold within 90 days... I know for sure that without
your service, we would be still making our mortgage payment on our old home. You were fantastic that you worked with us with what we have
(did not have to rent any furniture or anything) and it resulted in sale. Thanks again, and I will be sure to share your contact information with
people when asked... I hope that you will stay in this business for a long time as people will definitely need your services now and in the future.

This is an Atlanta area occupied home that has been home staged by
Peachtree Home Staging in 2009. Many of the furnishings belong to the homeowner. Peachtree Home Staging created the perfect
presentation for listing the property by our rearranging the home owners items and adding accessories and small furniture from
our vast inventory.
|
As a professional home stager, Karen always educates her clientele regarding the process. "Home staging
is not decorating and has nothing to do with personal taste or the convenience of day to day living. Home staging has everything
to do with marketing features of the home to attract potential buyers. Home staging is a tool to help the Realtor® and the
home seller advertise the home in a way that produces interested buyers from the internet and to increase the number of
agent showings."
Below are some samples of Karen's recent home staging before and after photo examples.

the furnishings. |

These 3 sets of photos tell a true story of the process and success of professional home staging. This
home is located in Fayetteville, GA, Fayette County, just south of Atlanta and east of Peachtree City, GA. The home sellers had
already closed on their new home and wanted to take as many of their items as possible; but were willing to leave some things behind
for staging purposes. THIS HOME WENT UNDER CONTRACT IN JUST 8 WEEKS MARKET TIME IN DECEMBER OF 2008!
The first set photos are from Peachtree Home Staging's first visit to the home. As you can see the clutter is not
representative of how they lived, but rather, the home in the midst of packing. Our first task as home stagers was to filter through
what they had that we wanted to remain behind in the home while it was on the real estate market. This would allow us to
accomplish some of the home staging by re-design using as many of the homeowner's own items as possible.
|
|
The next set of photos is from our second visit to the home. As you can see, the sellers removed
the majority of their belongings to the new home, leaving this home somewhat vacant. At this second visit we determined what
home staging furnishings and accessories we would add to the home, taking into consideration the seller's budget. Here
are the pictures from our second home staging visit: |
|
|
|
The seller wanted us to identify some items they could purchase that we could use for staging
their home and that would be of benefit to them in furnishing their new home once the sale was completed with the staged home.
We were happy to provide that service and selections were made. Then, working within their budget and furniture needs for the
new home, we agreed to home stage the main floor which was the kitchen, family room, dining room, half bath and sunroom.
On the second floor we accessorized one full bath that was in view as you came off the landing, and also the master bath to
show off the great features and size. The following photographs are the pictures the Realtor took and posted on MLS after
our home staging was completed using a combination of their belongings and our accessories. |

Professional Occupied Home Staging Service is also referred to as "Real Estate Re-design". The main principal of the technique is to
utilize as much of the home sellers belongings as possible to make a classic memorable presentation.
The home staging marketing technique of Re-design creates a memorable presentation that is positive. The home staging Re-design must
be attractive to home buyers that are going to be drawn to the price range of the home and the demographics of the home’s location. The challenge
is that Atlanta is a very large, diverse real estate market.
Our Atlanta home staging services and unparalleled expertise come from a background of extensive merchandising experience, Real Estate
experience, and Interior decorating experience. As you will see in the following photos our services accommodate the real estate market in all price
ranges and in all Atlanta markets from Peachtree City to Alpharetta; Roswell to McDonough; Decatur to Newnan; Douglasville to Dunwoody...

Working with this Atlanta area home owner's furnishings; but changing out the accessories;
transformed this Peachtree City home into a visual that will appeal to today's home buyers. The home was already
de-cluttered, neat, had great memorabilia and many personal collections of interest including some intriguing antiques. The home
showing problem that occurs in this scenario when selling, is that the home becomes very personal in appearance and difficult
for the average home buyer to visualize the home without the collections.

This before picture is a great example of how we live in our home and in our world of convenience.
As you can see in this after picture the presentation for selling has tremendously improved. Home staging is not always
convenient to everyday living; but a good home stager will strive to work convenience in for the home seller as well as
excellent presentation for the home buyer.

Fresh flowers are a nice touch; but large bouquets can crowd a small space. When it is time for an
open house have your foyer "open" as that will be the first indoor impression made by the potential buyer. It's like the saying
goes, "Less is more!"

When your home has a showing, make sure all the rooms, especially the Great Room, has a
clear path that invites the prospective home buyer to wander through. This can be tricky; how to best arrange
your furnishing. It definitely takes some know-how. A professional, experienced, home stager will know how to
work out the presentation and angles to create the invitation and help the room appear larger.
